Emergency plumbing

Burst pipe, water through a light fitting, boiler dead in January. The jobs that can’t wait for Monday — and the reason our phone is answered by a person at 3am.

When you call, whoever answers — usually Ruth in the day, the on-call engineer at night — does two things at once: talks you through making it safe (where the stopcock is, what to switch off) and gets a van moving. You get an honest ETA before you commit to anything, and the £120 emergency rate is the whole of the first hour’s labour, not a fee on top of it.

Boilers — installation, servicing & repair

The heart of the business. We install, service and repair combi and system boilers across East London — and we’ll always tell you honestly when a repair beats a replacement, because we do both.

New boiler installation

Combi-for-combi swaps done in a day; conversions from a system or back boiler in two to three. We fit Vaillant, Worcester Bosch and Ideal, sized with a proper heat-loss calculation — never guessed from the old unit.

Annual service

A 40-point check, not a glance and a sticker: flue gas analysis, gas tightness test, burner pressure, condensate trap and filter clean, controls check. The service record is emailed the same day — one document your warranty and your CP12 both lean on.

Boiler repair

Lockouts, fault codes, pressure that keeps dropping, lukewarm water. Diagnosis is included in the first hour — and about seven in ten repairs are finished on that first visit from van stock.

Bathrooms

From a reluctant tap to a full refit with tiling and a wet-room floor. Small jobs come off the price board; anything bigger gets a free site visit and a written, itemised fixed quote.

On a refit we run the whole chain — strip-out, first-fix plumbing, tiling and waterproofing, our Part P electrical partner for showers and lighting, then second fix and silicone. One point of contact from the first visit to the final bead, and the quote you accepted is the invoice you get.

Leaks & burst pipes

We find the leak before we open anything up — moisture meter and thermal camera first, floorboards second. Then we fix the cause, not just the damp patch.

Most “mystery” damp patches trace back to a weeping joint, a nail through a pipe or a failed seal — and most are found without wrecking the room. We lift the fewest boards possible, put back everything we lift, and photograph the fault before and after so you have a dated record for your insurer if you need one.

Minimal-access approach — boards and panels lifted are refitted, not left off
Repair of the pipe, joint or seal at fault, with parts from the van where standard

CP12 £75 · Same-day certificate

Landlords & letting agents

About a third of our work — and the paperwork is the point. Certificates emailed the same day, repairs arranged with tenants directly, reminders so nothing ever lapses.

A gas safety certificate (CP12) visit takes about 45 minutes: every gas appliance checked, tightness test, flue readings, and the certificate in your inbox before the engineer’s van has left the street. For repairs, we deal with your tenant on access and timing so you’re not playing telephone — you just approve the fixed quote and get the invoice.

Drains & blockages

Sinks, basins, toilets and outside gullies cleared — usually within the hour on site. If it keeps blocking, we tell you why, for free, instead of booking the same job every three months.

Most household blockages clear with electro-mechanical equipment and hand rods carried in every van. If something deeper is wrong — a belly in the pipe, root ingress, a collapsed section — a recorded camera survey shows you exactly what and where before anyone talks about digging.
